A good bargain is hard to find and it takes a lot of hard work and patience on the part of the buyer and his or her agent. A buyer who is looking for a bargain home for sale will have to look at many more homes and possibly make many more offers before getting the true bargain home as his or her reward.
The buyer who is looking to purchase a Santa Clarita home or a home in one of the subsections of Santa Clarita such as Valencia, Saugus, Newhall, Canyon Country, Castaic or Stevenson Ranch should start the process by contacting and working with a local real estate agent or preferably a local REMAX Realtor.
Sometimes buyers think that their chances of finding a bargain are better if they work with many different agents but that is not the case. A good buyer’s agent works hard for their clients in spending many hours of research to help them find a good bargain home to buy. An agent will not spend hours doing research and finding bargain homes for a buyer to purchase if they know that the buyer is also working with several other agents, it’s just not worth the agent’s time and efforts.
Some ways to find and purchase bargain homes are:

Buy one of the last homes remaining unsold in a new home development.

Buy a fixer house in a good Santa Clarita neighborhood and repair it and live in it or sell it for a profit.

- Buy a bank owned property or REO home. These however are not always a bargain. Sometimes they are overpriced and need a lot of work. It is crucial to do your inspections and decide on what repairs must be made PRIOR to making your offer on the home so that you can deduct the know repair costs, including termite repair work, into the price. The banks will very seldom give a “repair credit” once the offer is accepted so knowing the costs in advance are necessary.
- Purchase a home from a relocation company. Sometimes when a corporate employee is being transferred, the company hires a relocation company to assist with the sale of the home. Usually there is a time allotted for the seller to sell his home and then the relocation company buys the home and resells it to a buyer. I have worked with buyers to get some of my best deals from these relocation company home sales. The company does not want to own the house for too long before selling it off at a good price.
